- Recent utility bills and, where applicable, the first occupation licence or certificate of habitability.

Costs and Taxes When Selling a Property in Murcia
- Agency commission: agreed in writing before we start marketing your property.
- Municipal capital gains tax (plusvalía municipal): paid by the seller and based on the cadastral value of the land and the years of ownership. It is not due if there is no real gain.
- Capital gains tax: Spanish tax residents pay 19–30% on the gain, with exemptions such as for over-65s selling their main home. Non-residents pay 19%.
- 3% withholding for non-resident sellers: the buyer withholds 3% of the price and pays it to the Spanish Tax Agency on account of your capital gains tax. If it exceeds the tax due, you can claim the difference back.
- Other costs: mortgage cancellation (if applicable) and the energy certificate.
